What do we do?

We provide a complete commercial service to optimize revenues in the short term lease (AL) market. Valuing above all the proximity with the owner, doing everything so that your satisfaction is our main objective.

What locations do we currently operate in?

Throughout the Algarve region.

What documents are needed to open an A.L?

· Copy of the Citizen Card - if you are a non-resident you must have a legal representative;
· Term of responsibility, subscribed by the owner of the operation of the establishment, ensuring the suitability of the building or its autonomous fraction for the provision of local accommodation services;
· Copy of the urban land book;
· Copy of the lease or other title that legitimizes the owner of the farm to carry out the activity;
· Copy of the declaration of commencement or change of activity of the holder of the holding.

What is the value of our commissions and trading platforms?

The commission amount is 25% + VAT, deductible from the activity. The commissionable values of the platforms with which they work are variable.

Do I need an initial fee to work with us?

We do not charge any up-front fees for your property to be set up and ready to receive your guests, including services such as the photo shoot, initial setting up of ads on platforms and visiting your property to ensure you start receiving guests in the best possible way.

What if my property is not listed on platforms?

Our team provides access to the most competitive commercial platforms such as Airbnb, Booking, among others.

What if I need to use my property?

You will have access to control through an app and the personalized follow-up of a company commercial always at your disposal for any doubt or need to intervene in your sales calendar.

What taxes do I have to pay to set up an A.L?

The tax history of your local accommodation begins with the opening (or change) of activity in Finance. It is at this point that you must make important choices regarding taxes on local accommodation, especially those that affect income. IRS or IRC, simplified regime or organized accounting, VAT exemption regime or normal VAT regime are some of the tax decisions to be made.

What happens in the event of theft/damage to my property?

As the vast majority of our bookings are made through platforms such as Airbnb, a host guarantee of approximately €980.000 is guaranteed, at no additional cost. Our hosts also benefit from insurance of a partner.
